Most people inherit properties in their "Golden Years." Seniors are largest Demographic moving into homelessness. Forced sales of Multigenerational Housing will increase homelessness.
Intergenerational Injustice is occurring as the only home someone may ever own is being taken away by unaffordable property tax when an estate is house rich, cash poor.
Proposition 19 (2020) can make property taxes unaffordable when property passes from parent to child. Creating financial and housing insecurity through higher taxes.
Your trust may not protect against Prop 19 additional taxes.
That's why we need to Reinstate Intergenerational Property Transfer Rights and #FixProp19!
Before Prop 19, property passed to child/grandchild, was reassessed and the property tax did not immediately increase because of Propositions 58 and 193 protections against higher taxes. This created affordable housing and fostered small business growth.
After Prop 19, the property is passed, reassessed and in many cases a higher amount of yearly property tax is now due. Many cannot afford the sudden and sometimes over 1,000% increase in property taxes and have to sell.
Voters were deceived by Prop 19's advertising and no mention in the Title or Summary that Propositions 58/193 would be removed. History of Prop 19, ads, voter guide and more.

*You can apply for a limited exemption on the parental home if you qualify. No exemptions on other property - rentals, second homes or family business property.
The inheriting owner may not be able to afford higher Prop 19 taxes.
You may not be able to afford market rate property taxes without:
